Where conditions indicate possible water ingress, Fleetwood Building Inspections will conduct non-invasive moisture testing and mold investigation.
PRE-LISTING INSPECTIONS
If the home inspection is performed prior to the house being listed, all parties will be aware of the physical condition of the house before an offer is drawn. Deals will not fall through, since there will be no surprises after the fact.
Knowing the true condition of a home can help sellers set a realistic selling price. Information is provided on needed repairs and maintenance, which if completed, will make the house more saleable.
Pre-inspected listings are particularly useful where the seller has not actually lived in the house, such as:

Lenders listing properties after foreclosure.
New Construction Inspections
Many people feel that if they are buying a new house or apartment, their new home will be in perfect condition, or that because the builder has enrolled in a warranty program, there is no need for a home inspection. In fact, nothing could be further from the truth. Usually, just prior to the possession date, the buyer goes on a "deficiency walk-through" with the builder’s or developer’s representative. In many instances, buyers do not have a clear understanding of what to look for, or that this is the only time they will have to point out defects, damage or uncompleted items.
Having an independent third-party inspector accompany you will ensure a more thorough, unbiased inspection.
Pre-Occupancy Inspections
We provide a full deficiency inspection program for buyers. We will take the time to scrutinize your new home in detail with a critical, trained eye and compile a comprehensive list of deficiencies and patent defects for the builder to complete or repair.
Warranty Inspections
Under your New Home Warranty program, the builder is required to repair any defects in workmanship and materials which show up during the first year of occupancy. Under the provisions of the warranty, a list of defects must be submitted to the builder 9-12 months after the owners’ possession date. We will provide you with a comprehensive list to present to your builder.
COMMERCIAL INSPECTIONS
The purpose of our surveys is to visually observe specific construction components of the structural, mechanical, electrical and plumbing systems and to list our observations of conditions which we identify to be in need of immediate repair. Subsequent to our field inspection, we provide our clients with a written report which includes a listing of our observations, conclusions and suggested actions. Commercial inspection reports are narrative in format and are accompanied by photographs documenting the condition of the property.
